222 East 34th Street sits between Second Avenue and Third Avenue. They are not interchangeable streets. One walk takes you toward the hospitals and the river. The other takes you into denser retail and the Lexington line. Pick the errand, then pick the avenue.

Second Avenue

East on 34th toward Second is the direction of NYU Langone and the East River. St. Vartan Park sits at 35th between First and Second. Hospital traffic, ambulances, and people in scrubs are part of that walk. So is a park if you have a child or a dog. Do not call it quieter without standing there at 8 a.m. and 6 p.m. yourself.

The Queens-Midtown Tunnel approaches this side of the neighborhood. Cars stacking for the tunnel are a fact of 34th Street. They are not a secret the listing omitted.

Third Avenue

West toward Third is daily retail, buses, and a shorter walk toward Lexington Avenue and Grand Central. If your commute is Metro-North or the 4/5/6, this is the direction you will walk more days than you think. Grocery runs and late coffee tend to live here too. Again: walk it at the hour you would actually go.

34th Street itself is a crosstown. It is not a side street. If you want a calmer sidewalk, the numbered streets north of the building, including the block that holds Sniffen Court, are the ones to test.

The Neighborhood

Murray Hill, Manhattan

Nestled between Midtown and Gramercy, Murray Hill is one of Manhattan's most enviably located neighborhoods — a residential sanctuary steps from the city's greatest landmarks, transportation hubs, and cultural institutions.

Positioned at the center of it all, residents of The Anthem enjoy unparalleled access to Grand Central Terminal (10 minutes on foot), the Empire State Building (visible from nearly every window), and the waterfront promenade along the East River. The neighborhood's tree-lined streets and boutique dining scene provide a calm contrast to the energy of Midtown just blocks away.

Murray Hill's central latitude makes every corner of New York City accessible in minutes — Downtown, Uptown, Brooklyn, Queens, and New Jersey are all within easy reach via subway, bus, and ferry.
