Federal Fair Housing Act — Protected Classes
Under the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.), it is unlawful to discriminate based on:

New York City Human Rights Law — Additional Protected Classes
The New York City Human Rights Law (NYC Admin. Code § 8-107) is among the most protective in the country and adds:
Lawful Source of Income (including Section 8, CityFHEPS, HASA, FHEPS, SCRIE, DRIE, and other rental assistance vouchers) · Partnership Status · Lawful Occupation · Caregiver Status · Status as a Victim of Stalking or a Sex Offense · Arrest or Conviction Record (subject to legal limitations) · Pregnancy · Unemployment Status · Credit History (subject to legal limitations)
Source of Income Protection
It is unlawful in New York City and New York State to refuse to rent to, or to charge different rent or terms to, any person based on the source of their lawful income. This includes, but is not limited to:
- Section 8 / Housing Choice Vouchers
- CityFHEPS, FHEPS, HASA, ESG, and any other public rental assistance subsidy
- SCRIE (Senior Citizen Rent Increase Exemption) and DRIE (Disability Rent Increase Exemption)
- Social Security, SSI, SSDI, child support, alimony, veterans benefits, or unemployment compensation
- Income from family members or a roommate

NYC FARE Act Disclosure
Per the New York City Fair Access to Real Estate Act ("FARE Act," NYC Admin. Code § 20-699.20), this listing complies with the requirement that any broker fee be paid by the party who hires the broker. The Anthem's leasing team is employed by the building.
