1. About the Site

This Site provides information about apartment availability at The Anthem, 222 East 34th Street, New York, NY 10016. The Site is operated as an information resource and is not a substitute for direct communication with the building's leasing team.

2. No Real Estate Brokerage

Nothing on this Site constitutes a real estate brokerage service. We do not represent any tenant or landlord in a fiduciary capacity. Listings, pricing, availability, and amenities are subject to change without notice. To make a binding offer or sign a lease, you must contact The Anthem's leasing team directly.

3. Accuracy of Information

All content and information on this Site is intended to be accurate and honest, but it is provided for general guidance and may contain errors or omissions. Measurements, dimensions, and square footage are subject to a reasonable estimation tolerance. We make commercially reasonable efforts to keep apartment availability, floor plans, and other content accurate. However:

• Pricing is provided in good faith and is available upon request per the NYC FARE Act.
• Floor plans, square footage, ceiling heights, and room dimensions are approximate, provided for illustration, and should not be relied on as exact.
• Video walkthroughs and 3D tours may depict units that have since been leased or updated, and finishes may vary between residences.
• Restaurant, transit, and neighborhood information is provided for reference and may change.
• Some editorial content is prepared with AI assistance (see our Privacy Policy); it is reviewed for accuracy, but errors can occur — please report any you find so we can correct them.

Nothing on this Site constitutes a binding offer of any specific unit, price, or lease term; all details should be verified with the leasing office before making decisions. The Site is provided "AS IS" without warranties of any kind.

4. NYC FARE Act Compliance

This Site complies with the New York City Fair Access to Real Estate Act (NYC Admin. Code § 20-699.20, the "FARE Act"). Under the FARE Act, the party who hires a real estate broker is responsible for the broker's fee.

• The leasing team at The Anthem is employed by the building. Prospective tenants who contact the building directly through this Site, by phone, or by email do not owe a broker fee to the leasing team.
• If you choose to engage a third-party broker separately, that broker may charge you a fee under a separate written agreement that you sign with them. The Anthem is not party to that agreement.
• Where rental pricing is displayed on this Site, it represents the asking rent quoted by the building and is subject to change without notice.
• Application fees, security deposits, and other costs (where applicable) are disclosed in writing at the time of application as required by NY State and NYC law.

• Attempt to bypass security measures, rate limits, or admin authentication.
• Use the Site to send spam, malware, or harassing communications.
• Misrepresent your identity or impersonate The Anthem staff.

6. Third-Party Links and Affiliate Disclosure
