Two apartments in the same building can fail the same search for different reasons. Square footage, baths, a terrace, in-unit laundry, and the date the unit is actually empty are separate facts. Rank them before you tour, or you will pick the nicer photograph.

What to put on one page
Write five columns: square feet, bedrooms and baths, outdoor space, washer and dryer, available date. Pull each from the listing and the floor plan, not from memory of the tour. A 50-square-foot gap is real. A staged sofa is not.
Exposure is a sixth column if you care about sun. North and south on the same floor are different apartments. The listing states exposure when it has it. If it does not, ask on the tour and write the answer down.
Do not invent a premium
No public page here states a dollar premium for a terrace, a high floor, or in-unit laundry. If one unit is priced and the other is marked rented, you still do not have a comparable. Do not average them. Do not let a listing site fill in a rent that this building has not published.
Bath count is easy to misread. A half bath is not a second full bath. A windowed bath is a note on some floor plans, not a promise on every line. Read the plan for the unit you will sign.
Available date beats the empty room
A unit that looks empty in June and is not vacant until October is not late inventory. It is a future vacancy. If you need keys next month, compare only residences whose available date matches that month. Filter current listings or schedule a tour with both plans in hand. Call (212) 684-3222.
