At The Anthem, heat, hot water, and cooking gas are included in the rent. Cable and electric are not. That split is written into the listing descriptions, and it changes which bills you should expect in October and which ones you should not.

What "included" covers

You are not opening a separate account for heat, hot water, or the gas that runs the stove. Those stay with the building. When heat season starts on October 1, you do not call Con Edison to "turn the heat on." If the apartment is cold, you call the front desk.

The listing copy does not name the mechanical system in the apartment. Do not assume a PTAC, a radiator, or central air from a floor plan photo. On the tour, ask what you actually control in the unit and what the desk controls for the building.

What you still pay

Electric is separate. So is cable, if you want it. Lights, the refrigerator, a window unit or portable fan in summer, a television, and anything you plug in land on your electric bill. Cooking gas does not.

That is why a space heater is a bad workaround in this building. Heat is already in the rent. A plug-in heater is an electric charge on top of a problem the building is supposed to fix. The city also bans kerosene and propane heaters outright.

How to read a listing

When you compare a Murray Hill apartment that includes heat with one that does not, the rent is not the whole monthly number. An apartment with tenant-paid heat can look cheaper in the listing and cost more in January. An apartment with heat included can look higher and still be the smaller winter bill.

Ask for the current electric setup on the tour: who the provider is, whether the apartment is separately metered, and what you turn on yourself. The included utilities are the part we can state from the listings. The rest should be confirmed before you sign, not assumed from a similar unit on another floor.

Browse current residences or schedule a tour and ask the leasing team at (212) 684-3222 which utilities are in the rent for the specific apartment, not for the building in general.

The Neighborhood

Murray Hill, Manhattan

Nestled between Midtown and Gramercy, Murray Hill is one of Manhattan's most enviably located neighborhoods — a residential sanctuary steps from the city's greatest landmarks, transportation hubs, and cultural institutions.

Positioned at the center of it all, residents of The Anthem enjoy unparalleled access to Grand Central Terminal (10 minutes on foot), the Empire State Building (visible from nearly every window), and the waterfront promenade along the East River. The neighborhood's tree-lined streets and boutique dining scene provide a calm contrast to the energy of Midtown just blocks away.

Murray Hill's central latitude makes every corner of New York City accessible in minutes — Downtown, Uptown, Brooklyn, Queens, and New Jersey are all within easy reach via subway, bus, and ferry.
